This business includes the following: --> 1100 square foot house
3 bedrooms, full basement, newer mid-efficiency oil furnace, some recent renovations
--> 1200 sq foot store and small restaurant:
Ice-cream, novelties, fireworks, movie rentals and groceries..
Restaurant has a limited menu but there is potential for more spaces and a larger menu.
Small laundry facility and pay as you go shower for campers and cottagers.
--> Two 320 sq ft year-round rental cabins:
People love the in-floor heat in the winter and A/C in the summer. Very well built
and well finished with open ceilings, barn-board, red oak and knotty pine. Equipped with
3pc bath, kitchenette, BBQ, cable TV and high speed internet. Fully booked all summer
and winter reservations are growing. This area has the best family snowmobiling in the
west (sno-riders west magazine).
--> Seasonal campsites:
There were 2 large seasonal sites last year. However, there is space and power for up to 5 sites.
--> 300 sq ft workshop:
Insulated and heated. Plus there are various sheds.
--> Outdoor wood boiler:
This system provides EXTREMELY LOW HEATING COSTS. The first winter I spent less than
$400 to heat everything, basically chainsaw gas and transportation. Last winter was
$1000 since I was too busy and had to buy the wood. Since the house alone used to cost
$2000 in oil that is still very cheap.
The wood boiler heats water which is pumped to the house, store, cabins and shop.
This provides heat all winter, plus unlimited domestic hot water, and it’s connected to
the clothes dryer as well.
There is enough capacity to heat another cabin, hot tubs or an addition to the house.
With some minor changes that capacity can also be extended.
--> Indoor and Outdoor wood and coal boiler sales:
The new buyer would have to make arrangements with Profab to continue this business.
However, Profab would appreciate keeping a dealer in this area and would be willing to make
some concessions.
This side of the business provides extra income and the property is a good show-case for
all the different applications.
--> Honey Wagon:
Since all of the septic has to be hauled to a field (very close) this will save you lots of money!
--> 3 ton grain truck converted to haul wood.
General Info:
The business is situated on 4 acres of land on the east side of Good Spirit Lake.
There is plenty of room to add on with more cabins, more seasonal sites or an addition to
the house. A hot tub building would make a very valuable addition for winter visitors.
While not on the waterfront, the business is close to a public beach, campground and picnic
sites.
Until now the hamlet of Burgis Beach has been an undiscovered jewel in the parkland.
The hamlet has about 300 cabins and many more empty lots which are currently
being developed.
And with 30 of those lots selling this spring the growth in this area will be huge.
The hamlet has two parks with a newly built kiddie park.
Plus the beach is awesome for swimming.
There are many events for families including the Canada Day Parade and fireworks, family days
and contests. There are 2 excellent golf courses within 10 miles. The fishing is also good with
plenty of walleye and Northern Pike in the lake. Also, there are two marinas and there are plans to trench
them deeper this winter. This will increase the daily boat traffic significantly.
